Frost builds up in my Calgary attic over winter, what is causing it?
Frost buildup in your Calgary attic is almost always caused by warm, moisture-laden air escaping from your living space into the attic, where it hits cold surfaces and freezes. It's a very common problem in Calgary homes, and the city's extreme winters make it worse than almost anywhere else in Canada.
Here's what's happening: your home generates a surprising amount of moisture every day — cooking, showers, breathing, even houseplants. Warm air rises and finds any gap it can — around pot lights, attic hatches, plumbing stacks, bathroom exhaust fans, and electrical penetrations. Once that warm humid air hits your cold attic sheathing (which can be sitting at -30°C on a January night), the moisture freezes instantly on contact. Come spring, it all melts at once, and that's when you discover water damage, mold, and stained ceilings.
The two root causes are almost always air leakage and inadequate ventilation — and usually both are happening at the same time. Air sealing is actually more important than adding insulation, because even a small gap can dump enormous amounts of moisture into your attic. Common culprits in Calgary homes include:
- Bathroom exhaust fans venting into the attic instead of outside (extremely common in older homes)
- Unsealed pot lights (older recessed lights are basically holes in your ceiling)
- The attic hatch — often just a piece of drywall with no weatherstripping or insulation on top
- Gaps around plumbing vent stacks and electrical wires where they penetrate the top plates
- Kitchen range hoods that terminate in the attic
Attic ventilation also plays a role. The Alberta Building Code requires a minimum ventilation ratio of 1:300 (one square foot of ventilation per 300 square feet of attic floor area), split between soffit intake vents and ridge or roof vents. If your soffits are blocked by insulation or your ridge vent is inadequate, moisture that does get in has nowhere to go.
For a proper fix, you'll want a qualified contractor to do a full air sealing job — spray foam around all penetrations, install an insulated and weatherstripped attic hatch cover, redirect any exhaust fans to vent properly through the roof or soffit, and then top up your insulation to current code minimums (R-50 is the current target for Calgary attics). This work may also qualify for rebates under the Canada Greener Homes Grant if you get a pre-retrofit EnerGuide evaluation — worth checking at nrcan.gc.ca before you start.
Don't ignore this. Frost that melts every spring is quietly rotting your roof sheathing. If you're seeing black staining on the sheathing, that's mold, and it will spread. A few seasons of this can mean a full sheathing replacement on top of the air sealing work.
